10 Vital Steps to Building

Are you looking to build a new home or renovate your existing home? It’s an exciting process but it can also be a daunting process if it’s your first new build or renovation as there are lots of different factors involved in the building process. 

We’ve summarised 10 steps involved in Building & Renovating your home so that you can get an idea on the process involved.

  1.   SET A BUDGET:

    The very first, and important step, in your Building journey is to set budget. To help you set a budget there are a few questions to ask yourself is: 
    - How many square meters is your property? 
    - How many rooms do you require? 
    - What is your ideal budget? 

    The answers to the above questions will help your Builder & Designer know what your ideas are for your new home or renovation, and together they will be able to advise what can be achieved within your budget. 

    2.  PLANS AND PERMITS:

    Once you have an idea on budget and requirements, your Builder will assist you with plans & permits. In this stage contact is made to an Architect (if required), Engineer and Building Surveyor to assist with putting together the plans and submitting them for permit approval. 

    Some of the different permits available are: 

    o    Town Planning Permit (may be required)

    o    Building Permit (always required)

    3.  SELECT YOUR FINISHES:

    While Permits are underway, this is the time to select all Internal and External finishes. This is an exciting stage as you start to select the materials, finishes, fixtures, fittings and furnishings you need to make it your home. 

    4.  REVISE BUDGET:

    To ensure costs are similar to the budget, we will provide an accurate quote according to the revised documentation compared to are original estimate.

    5.  CONTRACTS:

    Once satisfied, Contract signing through the standard Master Builders contract.

    6.  APPROVED PERMIT

    Building Permit is approved so it is time to start the project.
    We will get the job up and running with 1 x Project Manager, 1 x Site Manager and our crew of Carpenters.

    7.  CONSTRUCTION WORKS:

    Works will get underway. Typically the construction process is as follows:

    o    Structure starts from the Ground…Up

    o    Internal Works start from the Top…Down

    The stages of construction are usually as follows: 

    o    Deposit

    o    Demolition (if necessary)

    o    Base

    o    Framing

    o    Lockup

    o    Fixing

    o    Final

    8. MONITORING WORKS:

    During construction we supervise trades and their contracts to suit the works required.

    Unforeseen detail is explained and negotiated in advance. Fine detail will be worked ahead of the actual project progression.

    9.  ORDERING MATERIALS:

    Items with a major lead-time will be purchased at the start of the project to avoid any construction delays.

    Material Samples can be approved by the Client at this time. 

     

    10.   HANDOVER:

    Works will be complete on Handover date. Nearing the end of the project it is a good idea to set-up electricity, internet, gas, water etc. Furniture removalists should be booked within 2 weeks of the end of the project.
